Property Statuses in Privy and Their Meaning

Learn why property statuses in Privy may differ from what you see on the MLS and how each status impacts your investment decisions.

Privy has four Status categories in our Property Search Filter, simplifying property searches and deal analysis. These statuses—Active, Under Contract, Pending, and Sold—help investors quickly assess a property's availability and investment potential.


Privy Property Status Categories

Privy standardizes MLS statuses into four main categories to ensure consistency across different markets:

Active

A property listed as Active is available for sale. This means:

  • The seller is accepting offers.

  • There is no binding contract in place with a buyer.

  • Showings are still being scheduled.

  • The property may receive multiple offers.

Tip: Act quickly on Active listings, as they can receive offers at any time.

Under Contract

A property is marked as Under Contract when the seller has accepted an offer and both the buyer and seller have signed or executed the contract.

  • The sale is pending certain conditions (e.g., inspections, financing, or appraisal).

  • The deal could still fall through if contingencies are not met.

  • Some sellers may accept backup offers in case the current deal does not close.

Pending

A Pending status means that the seller is no longer accepting offers, but they do not yet have a fully executed contract. This status is not in all markets.

  • Sometimes sellers do this when there's an overwhelming amount of offers, they've potentially verbally accepted an offer and are working toward both parties executing the contract.

  • This prevents more showings and offers coming in.

Sold

A Sold status means the transaction is complete.

  • The buyer has officially taken ownership.

  • The sale price is recorded in the MLS (if publicly disclosed).

  • The listing is no longer active or available for purchase.

  • Direct to MLS areas show sold status and prices sometimes the same day. In non-Direct to MLS areas we rely on the transaction to be recorded at the county recorders office. This can take several days or even weeks.


Where to See Statuses in Privy

  • You will also see these statuses under the comparables on the property's LiveCMA™.

  • Statuses are available in the Property Search Filter, allowing you to refine searches based on property availability.

  • Each MLS is different, and depending on the MLS, they could have up to 10 different statuses.

  • Privy categorizes listings using the closest matching status to simplify searches and improve usability.


Does Privy show Coming Soon listings?

Coming Soon is an MLS status available in certain markets. Whether we can display these listings depends on the data provided by each MLS feed. It’s important to note that "Coming Soon" is not part of our standard Property Statuses in the search filter. We recommend checking multiple markets to confirm availability.
