You can use Privy’s filters and categories to identify off-market leads and uncover potential deals. By targeting motivated property owners, such as absentee owners or pre-foreclosures, you can find opportunities to connect with sellers and close profitable transactions.


Step-by-Step Guide to Finding Off-Market Leads

  1. Set Your Filters for Off-Market Properties

    • In Privy’s Filters, select the Sold status under property criteria.

    • Uncheck all options in the Investor Activity section.

    • Remember: Sold refers to properties that are no longer on the MLS. These could have sold recently or decades ago, but they are not actively listed.

  2. Customize Your Search for Motivated Sellers

    • Use additional filters to focus on property owners who may be motivated to sell, such as:

      • Vacant Properties

      • Pre-Foreclosures

      • Absentee Owners

      • Tired Landlords

  3. Run Your Search

    • Once your filters are set, click Run Search to generate results that match your criteria.

  4. Review Property Categories

    • Use the definitions below to understand key property categories:

      • Absentee Owner: Non-owner-occupied properties, often rentals.

      • Bank Owned: Properties repossessed by the bank after foreclosure.

      • Cash Buyer: Properties owned outright without a mortgage.

      • Auction: Properties sold via public auction.

      • Corporate Owned: Properties owned by an LLC, corporation, or trust.

      • Inter-family Transfer: Properties sold between family members.

      • Pre-Foreclosures: Properties with delinquent mortgage payments where foreclosure has been initiated.

      • Foreclosures: Properties in advanced stages of foreclosure.

      • Owned 20+ Years: Properties held by the same owner for over 20 years.

      • Tired Landlord: Non-owner-occupied properties owned for 8+ years.
