How Filters Work
When you use filters in a search, all selected criteria must be true simultaneously for a property to appear in your results. Let’s look at an example:
If your search criteria include:
Price less than $150K
Minimum 3 bedrooms
Minimum 2 bathrooms
Location: Denver, CO
A property must meet all these criteria to be included in the results. For instance:
A house priced under $150K with only 2 bedrooms won’t match because it doesn’t meet the minimum 3-bedroom requirement.
A house priced at $151K will also be excluded because it exceeds the maximum price of $150K.
Be Mindful of the Date Range
Privy’s default date range is set to “The Last Month.” If your search returns few results, this might be the cause.
Adjust the date range to “All” to expand your search and find additional matches.
Using Quick Filters
Quick Filters, like Foreclosures, add another layer to your search criteria. For example:
If you add “Foreclosure” to the search criteria above, only properties that are in Foreclosure and meet the other criteria (price under $150K, minimum 3 bedrooms, etc.) will appear in the results.
If you select multiple Quick Filters, such as Foreclosure, Senior Owner, Vacant, and Zombie Properties, a property must match all of these criteria to appear in the results.
Best Practices for Creating Searches
Start Broad: Begin with fewer filters to generate broader results.
Example: In the Houston example above, start by selecting “Foreclosure” alone. If matches appear, gradually add more filters, such as Vacant or Senior Owner, to refine the results.
Refine Gradually: Add one filter at a time and rerun the search to see how it impacts your results.
Key Notes About Foreclosures
The filters “Foreclosure” and “Pre-Foreclosure” are often mutually exclusive.
In some markets, properties may only appear under one category. If a search for Pre-Foreclosures yields few or no results, try switching to the Foreclosure filter.
Adjust filters based on the specific market to ensure you capture relevant properties.
