Learn about the different MLS status types displayed on Privy’s LiveCMAs™. These statuses provide essential context for evaluating comparable properties and understanding their current market position.


MLS Status Types on LiveCMAs™

  • Investor Comps

    • These comps are ONLY displayed when you do a deal search using the filter. They will not display if you search for an individual property. This is because in when you're searching for a deal you have to DEFINE the deal. For example, 70% of ARV. Only the comps that support 70% of ARV will be blue and in the investor comp section.

    • These are the properties that support the % of ARV used in your original search filter.

    • Investor Comps are specifically selected to align with investment-focused criteria.

  • Sold

    • Properties that have been sold in the last 8 months, providing reliable data for analysis.

  • Under Contract (U/C)

    • Properties where an offer has been made, and the seller has accepted it.

  • Pending

    • The seller and buyer have agreed on price and terms, but the final contract has not yet been signed.

  • Active

    • MLS listings that are currently on the market and available for purchase.
