Understand why you may not see % of ARV (After Repair Value) or investor comparables in some situations when analyzing properties in Privy. This guide explains the criteria needed for these values to display.

When Does % of ARV Display?

  1. Search Filters with % ARV Criteria

    • The % of ARV value is only visible if the property was found using a search filter that included % of ARV as a deal criterion.

    • If you manually locate a property using the search bar or other methods without applying % ARV criteria, investor comparables and % of ARV will not display.

  2. Investor Comp View

    • If the property was located through a % ARV search filter, the % of ARV column will appear only in the default Investor Comp View.

    • Switching to other statuses, such as Active, Pending, or Sold, will hide the % of ARV column.

Steps to Ensure % ARV Displays

  1. Use search filters that include % of ARV as part of the deal criteria when searching for properties.

  2. Stay in the default Investor Comp View when analyzing comparables to ensure the % of ARV column is visible.

Why Is This Important?

Understanding the conditions under which % of ARV is displayed ensures that you’re utilizing Privy’s tools effectively and focusing on relevant investor metrics.
