Set yourself up for success with Privy and start capturing leads. Quickly navigate the platform, find deals, and connect with investors.

Welcome to Privy! Now that you’re a Certified Privy Pro Agent, let’s walk through the key features to help you find deals, analyze properties, and collaborate with investor clients efficiently.


1. Navigate the Privy Dashboard

When you first log in, you’ll see the Coverage Map, which displays Privy’s direct-to-MLS data and other data sources.

  • Coverage Map Legend (Top-center): Blue areas indicate direct MLS data, while yellow areas represent aggregated third-party MLS data.

  • Investor Activity (Left sidebar): Identify fix and flips, teardowns, and below-market deals across the country.

  • Search Bar (Top navigation): Enter a city, zip code, or address to start your property search.

  • Filters (Top navigation): Customize searches based on your client's investment criteria.

  • Main Navigation (Left sidebar): Access key sections, including Lists, Searches, Clients, and Profile Settings.


2. Set Up & Save a Property Search

To start finding deals for your clients, set up a saved search with automatic alerts.

Create a Search

  1. Click Filters and choose an investment type:

    • Fix and Flips

    • Long-Term Rentals

    • Teardowns

    • Below Market Deals

  2. Adjust search parameters, such as:

    • Price range

    • Number of beds/baths

    • Percentage of ARV (After-Repair Value)

  3. Click Run Search to generate results.

  4. Click Save Search, name it, and select clients who should receive email alerts.

Pro Tip: Saved searches send real-time alerts whenever new properties match your client’s criteria.


3. Analyze Properties with LiveCMA™

Privy’s LiveCMA™ automatically runs comps to help you determine a property’s as-is value and after repair value (ARV).

How to Use LiveCMA™

  1. Click on any property card to open the comparative market analysis.

  2. Scroll down to see:

    • Comparables: Sold comparables are red, and Investor Comparables are blue.

    • Before & After Data showing what similar properties looked like pre- and post-renovation.

    • Rental Comps are purple and help estimate cash flow potential.

  3. Adjust comp criteria:

    • Modify square footage, lot size, and year built if needed.

    • Use the draw tool to refine the comp zone.

Pro Tip: If an investor asks for a property’s ARV, Investor Comparables (blue comps) are the best indicators of a viable deal.


4. Upload, Manage & Engage Clients

Add Clients to Privy

  1. Navigate to Clients from the left sidebar.

  2. Click Add Client and enter their details.

  3. To bulk upload, click Add Multiple Clients and use the provided CSV template.

Why Add Clients?

  • Set up automated deal alerts based on their preferences.

  • Track client activity, including logins and deal interactions.

  • Improve response times by knowing what properties they’re engaging with.

Pro Tip: Certified Privy Pro Agents with complete profiles are prioritized in investor searches, increasing lead opportunities.


5. Optimize Your Agent Profile

To attract investor clients, complete your Privy Pro Agent profile.

Complete Your Profile

  1. Go to Profile Settings (Left sidebar).

  2. Upload a professional photo (smiling, well-lit, business attire).

  3. Add a compelling bio that highlights:

    • Your investment expertise (fix and flip, rentals, etc.).

    • Years of experience and key markets.

    • Any personal touchpoints that differentiate you.

  4. Include social media links (LinkedIn, Facebook, Instagram) for credibility.

  5. Check the box “Yes, I want to receive investor leads” to be featured in the Privy Pro Agent network.

Pro Tip: Investors are more likely to reach out if your profile is complete and professional.


6. Automate Deal Alerts for Clients

To ensure clients stay engaged and responsive, set up automated email alerts.

Send Deal Alerts:

  1. Go to Searches and find a saved search.

  2. Click Edit Search and add client recipients.

  3. Privy will automatically email matching deals to your clients.

  4. Clients can click links in the email to view properties instantly.

Pro Tip: This saves time and effort, keeping investors engaged without manual follow-ups.


7. Organize Your Deal Flow

Use Lists to categorize and track deal progress.

  1. Click Lists (Left sidebar).

  2. Create folders such as:

    • Interested Deals

    • Made an Offer

    • Under Contract

    • Closed Deals

  3. Save properties into custom lists for easy tracking.

Pro Tip: Organized deal tracking helps you stay on top of negotiations and follow-ups.
