How to Use Privy’s LiveCMA™ for Property Analysis

Why LiveCMA™ Matters

  • Investors rely on agents to provide accurate property analysis, including current property value, after-repair value (ARV), and rental income potential.

  • Privy automates this process, reducing manual work and providing instant insights using MLS and public record data.

  • Instead of spending hours manually pulling comps, Privy’s algorithm does it in seconds.


Ways to Analyze a Property in Privy

1. Search by Address

  • Enter a property address in the search bar at the top of the Privy platform.

2. Upload a List of Properties

  • If you have multiple properties to analyze, Privy allows bulk uploads via a CSV file.

  • Navigate to Lists → Upload CSV, follow the instructions, and Privy will automatically generate CMAs for all properties.

3. Find Deals via Search Filters

  • Run a search in Privy using filters for investment strategy, price range, or deal type (e.g., fix and flip, long-term rental).

  • Click on a property card from the search results to instantly generate a CMA.


Understanding the LiveCMA™ Layout

Key Property Details

  • Basic Information – MLS-sourced property details (beds, baths, square footage, year built, etc.).

  • Comparables (Investor Comps) – Like-properties within a defined radius to determine property value.

  • Price & Status Updates – Automatic tracking of price reductions and status changes.

Comp Settings & Adjustments

  • Auto-Generated Comps – Privy’s algorithm pulls comps using default settings:

    • ±15% square footage range

    • Comparable properties within 0.5 miles

    • Matches property type and number of stories

    • Pulls sales data from the last 8 months

  • Manual Adjustments – Modify:

    • Comp radius – Increase or decrease the range.

    • Lot size/year built – Apply custom filters for more accuracy.

    • Map adjustments – Draw custom boundaries to refine comp selection.

Rental Comparables

  • Identify potential cash-flowing properties using Privy's rental comps (purple icons on the map).

  • Data comes from property management companies, offering more reliable rental estimates than sites like Zillow.


How to Save, Share, and Manage CMAs

Saving a CMA for Future Reference

  • Click Save to store property analysis in a List or Folder for easy access.

  • Any changes made to comp settings are automatically saved.

Sharing CMAs with Clients

  • Click Share to send a CMA to an investor or client.

  • Privy generates a live link with updated market data—no need for PDFs or spreadsheets.

  • The recipient does not need a Privy account to view the CMA.
